Improve Your Chances of Obtaining a Mortgage

Securing financing to purchase a new home is one of the most important, exciting, and nerve-wracking financial steps most people will ever take. During the housing boom, mortgage requirements were relaxed to unsustainable levels, and it seemed just about anyone could approach a lender and walk away with financing. But in an effort to recover from a record increase in foreclosures and loan defaults, lenders have become more stringent; loan applicants must now meet more demanding requirements to obtain a mortgage. Does this mean that you won’t be able to get the financing you need? In a word, no. Here are a few tips to follow for a smoother path to home ownership.

If there is one thing you can do to increase your chance of obtaining a mortgage loan, it is to take careful stock of your credit situation and address any issues that are lowering your credit score. The first thing to do is to order a copy of your credit record from all three major credit reporting agencies: TransUnion, Equifax, and Experian. Look over this information carefully to make sure that all three agencies are aligned in their rating of your credit. If you see any errors, dispute them with the company in question. If your credit is too low to obtain an attractive interest rate on a mortgage (680 or higher is considered good; 720 will put your in very good position to secure financing), take a few months to increase it. One way to do this is to take out a credit card, use it to make regular purchases, and pay off the balance monthly.

Reduce your debt.

By paying down your debt, you will not only show a lender that you are a good risk for making regular payments, you will end up with fewer outstanding payments or accounts to factor into your debt-to-income ratio. Simply put, the fewer static payments you have on your financial record, the better. While it might not be feasible for you to pay off your car or student loans quickly, you should be sure that credit card and store balances are low or nonexistent.

Don’t splurge.

If you can put off making any large purchases until after your home sale has closed, do so. This isn’t the time to run out and buy a luxury car or take a lavish vacation. The rule of the day is to be conservative with your spending – meaning more cash in hand for that down payment and reserve cash in the bank to fall back on once you need to start making your monthly mortgage payments.

Save. Save more. And then save more.

The amount of money you have in the bank is going to be important when you need to prove to a lender that you can offer up a healthy down payment. While 20% down is the conventional rule of thumb, there are mortgages available that require less cash up front. Your loan officer can point you in the right direction to take advantage of any low- or no-cost down payment programs for which you might qualify. But wherever possible, add to your savings more money in the bank can only help you qualify for a loan.

Stability is key.

Maintaining steady employment or income is an absolute must when you apply for a mortgage. This isn’t the time to try a new career path on a lark or risk taking a new position without a lot of job security. Lenders are going to want to see that you have a proven, stable source of income, that you make regular payments on your rent or existing mortgage, and that you seem like a good risk for financing.

Obtaining a mortgage loan may seem like a challenge, but with a little diligence, a little financial restraint, and the aid of an experienced loan officer, you’ll have all the tools you need to secure the financing you need. If you can prove your commitment to the cause, you’ll be on the path to home ownership in no time.

Either Way, You are Paying a Mortgage

There are some people that have not purchased a home because they are uncomfortable taking on the obligation of a mortgage. Everyone should realize that, unless you are living with your parents rent free, you are paying a mortgage – either your mortgage or your landlord's.

As a paper from the Joint Center for Housing Studies at Harvard University explains:

"Households must consume housing whether they own or rent. Not even accounting for more favorable tax treatment of owning, homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord plus a rate of return. That's yet another reason owning often does; as Americans intuit & ;end up making more financial sense than renting."

Also, if you purchase with a 30-year fixed rate mortgage, your housing expense is locked in over the thirty years for the most part. If you rent, the one guarantee you will have is that your rent will increase over that same thirty year time period.

As an owner, the mortgage payment is a forced savings which will allow you to have equity in your home you can tap into later in your life. As a renter, you guarantee the landlord is the person with that equity.

Bottom Line

Whether you are looking for a primary residence for the first time or are considering a vacation home on the shore, owning might make more sense than renting since home values and interest rates are still lower than projected.

DOES THE COLOR OF YOUR HOME KITCHEN MAKE YOU OVER EAT?

Have you ever walked into your kitchen and instantly felt hungry?  Often time’s people do not think about the colors that they choose to paint their kitchens.  They are too busy worrying about whether it will match the rest of their home, or if it will be what everyone in the home will like.  Take a moment to think about the one thing many do not…color affects the way you eat. Colors affects people in many ways, depending upon one’s age, gender, ethnic background or local climate.  Studies have shown that it is common for certain colors to make you over eat.  Here we have listed different colors often used in kitchens and the effects that they have on your food cravings.

Red:  Yes, it increases your appetite.  Now you know why so many restaurants paint their walls red!  Although red is the color of romance and passion.  Red is also the color that promotes hunger!  You should avoid using red in the kitchen of your home.  Not to mention it has been noted that the color red in your kitchen influences high blood pressure.

Blue: A calming color that is often associated with the mind and the body.  It is said that blue has a calming effect on you and will slow your metabolism down.  So when decorating your kitchen and dining room of your Colorado home, lean towards blue placemats, paler blue curtains and even a very light tint of blue on your walls.

Grey: Grey is the perfect color to suppress your appetite.  Grey is a calming and very relaxing color that neutralizes anxiety, which results in you eating less food.

Orange: Orange is great for increasing oxygen supply to the brain.  It stimulates you mentally and gives you a boost!  It is also known as a warm color.  So when painting your home orange, prepare to have a stimulated appetite.

Denver Restaurant Week is here.

Denver Restaurant Week ~ Book Early

I absolutely love these two weeks of the year. This year is a little different because they are splitting the weeks up between February and August.  However it works out, Bill and I will still pick out 4 to 5 restaurants that we've never been to before to try something new. Its a great time to get together with friends and family.

Denver Restaurant Week is a two-week celebration of the culinary scene in Denver. Participating restaurants will offer a multi-course dinner for the fixed price of $30 per person, up from last year(not including tax or gratuity).

One piece of advise is to book early as reservations fill up fast. If you wait until the last minute, most of the favorite restaurants will be booked up or will have limited time slots available. So book now.

Get out of the house and enjoy something new.

Struggling to Save a 20% Down Payment? Help Is on the Way

 

Yesterday, HousingWire reported that both Fannie Mae and Freddie Mac formally announced their 3% down options on home purchases. Fannie Mae's plan will be effective December 13, 2014 while the Freddie Mac plan will be available March 23, 2015. The HW article quotes FHFA Director Mel Watt:

The new lending guidelines released today by Fannie Mae and Freddie Mac will enable creditworthy borrowers who can afford a mortgage, but lack the resources to pay a substantial down payment plus closing costs, to get a mortgage with 3% down. These underwriting guidelines provide a responsible approach to improving access to credit while ensuring safe and sound lending practices.

This is great news to millions of purchasers that have been denied the opportunity to own their own home because of the almost impossible burden of saving for a 20% down payment.

Will these programs create future challenges?

Certain pundits fear that low down payment programs will create a wave of foreclosures down the road. Mr. Watt also addressed this concern:

To mitigate risk, Fannie Mae and Freddie Mac will use their automated underwriting systems, which include compensating factors to evaluate a borrower's creditworthiness. In addition, the new offerings will also include homeownership counseling, which improves borrower performance. FHFA will monitor the ongoing performance of these loans.

Fannie Mae 3% Down Program

Fannie /Freddie loans require a minimum FICO credit score of 620 to qualify, but the approval process for applicants with credit scores between 620 and 660 may take longer than higher scores.
